Menifee’s 55+ Communities: Sun City Core, The Oasis, The Club & More

Menifee is one of the most established 55+ destinations in Southwest Riverside County, and it offers more than a dozen distinct active-adult communities. This guide walks through the original Sun City Core and the newer communities that surround it, explains how they differ, and lists the questions buyers should ask before choosing one.

Menifee’s history is tied directly to 55+ living. The city was originally named Sun City, and the original 55+ area is still called “Sun City Core” today. That historic neighborhood is the large, original active-adult community that helped the surrounding city grow before Menifee incorporated in 2008. Around it, a number of newer 55+ communities have taken shape, each with its own identity, age rules, and homeowners association.

Laura Holbert and Cheryl Shadden of Team Integrity Realty work with downsizing and rightsizing clients every week, including many military and senior buyers. Their advice to anyone exploring Menifee’s 55+ communities is to look beyond the brochures: HOA dues, age requirements, property taxes, and even the community’s exact boundaries vary from one neighborhood to the next.

Why Menifee Is a Popular Place for 55+ Living

Menifee sits in Southwest Riverside County, with pleasant weather most of the year, everyday services spread throughout the city and nearby Murrieta and Temecula, and a long history of active-adult communities. A 55+ community adds one more layer: most residents are in the same season of life, homes are often single-story, and clubs and amenities support an active adult lifestyle. For the moving side of the change, our downsizing in Murrieta guide is a helpful read; this article is about the communities themselves.

Sun City Core: The Original 55+ Community

An aerial view of the historic Sun City Core area in Menifee, California

Sun City Core is the original historic 55+ master-planned active-adult community in Menifee, developed by Del Webb and the Presley Company between 1962 and 1981. It served as the foundation for the surrounding city before Menifee incorporated in 2008. The community holds roughly 4,762 homes, primarily classic 1960s and 1970s single-level layouts, typically 2 to 3 bedrooms and roughly 1,000 to 1,600 square feet, including both single-family and attached homes.

Amenities are managed by the Sun City Civic Association: recreation centers, indoor and outdoor swimming pools, a fitness center, lawn bowling, a woodworking shop, and numerous social clubs. The community is built around Cherry Hills Golf Course, and the area is golf-cart friendly, flat, and close to major medical facilities and the shopping corridors off Newport Road and Interstate 215. The lifestyle newsletter is called the Core Courier. For the full picture, our Sun City Core community guide covers the history, homes, and what to verify before buying.

The Oasis: A Gated 55+ Community

The Oasis is a gated 55+ community of approximately 1,158 single-family homes, built from about 1999 to 2005. It is one of the larger newer 55+ communities in Menifee and offers a distinct, gated identity separate from the original Sun City Core. See our The Oasis community guide for details.

The Club: A Smaller 55+ Community

The Club is a smaller 55+ community of approximately 259 homes, built around 1994 to 2000. Its compact scale offers a quieter, more intimate feel than some of the larger Menifee 55+ neighborhoods. Our The Club community guide covers what buyers should know.

Casa Blanca Villas: A 55+ Community From the Early 1990s

Casa Blanca Villas is a 55+ community of approximately 387 homes, built around 1990 to 1995. It is an established neighborhood with its own identity within the Menifee 55+ landscape. Read the Casa Blanca Villas community guide.

Palmilla on the Greens: A Golf-Adjacent 55+ Community

Palmilla on the Greens is a 55+ community of approximately 305 homes, built around 1989 to 1993. Its name reflects a golf-adjacent setting in Menifee. See the Palmilla on the Greens community guide for more.

The Retreat at Holiday: A Gated, Resale-Only Community

The Retreat at Holiday is a gated, age-restricted 55+ community in Menifee made up of approximately 108 single-family homes, built from about 2006 into the late 2010s. It is a resale-only community, so buyers shop for homes already built and owned rather than new construction. As with any 55+ neighborhood, verify the current age rules, HOA obligations, and property taxes for the specific home.

Primrose and Orchid: Two Pacific Mayfield 55+ Communities

Primrose (Primrose at Pacific Mayfield) is a gated, age-restricted 55+ community of approximately 134 single-family ranch-style homes, built from about 2017 to 2021 by Pacific Communities. Orchid (Orchid at Pacific Mayfield) is a gated, age-restricted 55+ community of approximately 156 single-family homes, built from about 2010 to 2018, also by Pacific Communities. Both sit within the gated, master-planned Pacific Mayfield development and are resale-only. They are newer, low-maintenance options with their own distinct identities.

Trellis and Arbor at Cimarron Ridge: The Newest 55+ Communities

Trellis at Cimarron Ridge is a new-construction Del Webb 55+ community of approximately 93 homes, with construction beginning around 2024. Arbor at Cimarron Ridge is planned for approximately 151 homes. As new-construction communities, they have limited resale history, so buyers should talk to the on-site sales teams and verify current pricing and availability directly. Our Cimarron Ridge community guide covers both neighborhoods.

Age Requirements and Taxes: Two Things Buyers Often Overlook

Every community featured here is age-qualified, which means the buyer usually must meet the qualifying age at the time of purchase, and the association will ask for proof. Age rules are not identical across HOAs: how many occupants must be at the qualifying age, and the rules for family members or caregivers joining the household, can vary, so review the governing documents for the exact property.

Taxes are the second subject people tend to skip until late. If you are 55 or older and moving within California, you may be able to transfer a portion of your current property-tax base to a replacement residence under Proposition 19. The savings can be substantial, but the rules, deadlines, and paperwork are specific, so it deserves a conversation before the move, not after. Our senior clients page describes how we help older adults through these transitions, and our home valuation page is a good first stop if you are wondering what your current home might bring in this market.

Questions to Ask Before You Choose a 55+ Community

Ask these questions before you settle on a price range and floor plan:

  • What does the HOA cover and how much does it cost? Assessments vary widely between HOAs, and special reassessments can change the budget later.
  • Is the community actually age qualified? Verify the age and occupancy requirements in the governing documents, not the sales brochure.
  • Is the community gated, and what access does that mean for you? Some Menifee 55+ communities are gated while others, like much of Sun City Core, are open and golf-cart friendly.
  • Is it new construction or resale? New communities like Trellis and Arbor at Cimarron Ridge work differently from established, resale-only neighborhoods.
  • How far is the drive to medical care and family? The Menifee neighborhoods are not all the same distance from the freeways.

If you have never shopped a 55+ community before, tour more than one and visit the common areas twice: once during the day and once in the early evening. That tells you whether the lifestyle is active, quiet, or somewhere in between, and that feeling matters as much as the square footage.

How Laura and Cheryl Can Help You Find the Right Fit

Choosing among Menifee’s 55+ communities is about more than price. Long-term satisfaction comes from how well the neighborhood matches your daily life: the HOA, the neighbors, the clubhouse, the maintenance, and the honest cost of living on the street. That is why our approach is education first, with no rush and no judgment on anyone’s timeline. A conversation now costs nothing and answers the questions that matter before the moving truck arrives.

Whether you are ready to tour communities or just exploring what is out there, Laura and Cheryl will explain the neighborhood, the numbers, and the process clearly. No rush, no judgment, just honest guidance.
