FHA. FHA limits shown are base mortgage limits and may differ from the total financed amount when an upfront mortgage insurance premium is financed. FHA financing is subject to HUD requirements and lender approval.
Conventional / conforming. Conforming loan limits indicate the maximum original principal balance generally eligible for acquisition by Fannie Mae or Freddie Mac under applicable guidelines. A loan within the limit is not automatically eligible for sale to either enterprise and is not automatically approved.
VA. Eligible borrowers with full VA home-loan entitlement generally do not have a county loan limit. Borrowers with remaining or partial entitlement may be affected by the applicable county conforming loan limit and guaranty calculation. VA eligibility, entitlement, appraisal, occupancy, credit, income, residual income, and lender requirements apply. A Certificate of Eligibility should be reviewed by the lender.
USDA Guaranteed. The USDA Single Family Housing Guaranteed Loan Program does not use a fixed county loan limit in the same manner as FHA or conforming financing. Maximum financing is determined by repayment ability, eligible loan purposes, appraisal, household-income limits, property eligibility, lender underwriting, and USDA requirements. Property eligibility is address-specific; county selection alone does not establish eligibility. USDA Direct Loans are a separate program with separate area loan limits and eligibility standards.
