Planning a Home Sale Around a Move to Assisted Living
By Laura Holbert & Cheryl Shadden · October 30, 2026 · 2 min read
Last week we sat down with a past buyer client for a listing appointment. It was a bittersweet conversation. After many happy years in their home, they're transitioning into assisted living, and selling the house is part of that next chapter.
They had a move-out date, so we built the whole plan backward from that date. Working from the move-out date backward instead of forward is what made everything else fall into place.
We started by talking through the current market and where their home's pricing fit in. Then we walked the entire home together, room by room. The location is special, right on the golf course with an excellent expanded view that includes the pond, and the upgrades they'd completed over the years will definitely bring value to fit their list price point.
Here's the plan we laid out together:
- Preparing the home. The good news was the home already had great curb appeal, so a good interior cleaning was just about all it needed, plus a bit of decluttering.
- Professional photos. Once the home was ready, we scheduled professional photography so the listing showed it at its absolute best.
- Staging. We talked through staging so buyers could see the space's potential.
- Estate sale prep. Once we're in escrow, there's time to coordinate an estate sale, which lightens the load while the sale is underway.
- A few days after closing. We built in a few days after closing for any final moving, so nothing had to be rushed at the very end.
That move-out date was the anchor. Every step flowed backward from it, so nothing was left to the last minute and the process felt manageable instead of overwhelming.
We knew this was a difficult decision for them. But by the end of the appointment, they were so relieved that we could make the process painless, and they felt very confident about their next chapter.
Selling a home full of years of memories is emotional. Our job is to take the logistics off your plate so you can focus on the transition itself. If you're facing a similar move, whether to assisted living, a retirement community, or closer to family, we can build a plan around your timeline. That's what we're here for. And if you're exploring what comes next, our guide to 55+ communities across Murrieta, Temecula, and Menifee is a great place to start.
