An FHA loan is one of the most common ways first-time buyers in Southwest Riverside County become homeowners. Because the Federal Housing Administration, part of the U.S. Department of Housing and Urban Development (HUD), insures the loan, lenders can offer terms to buyers with a lower credit score, and a smaller down payment than most conventional loans require.

What Is an FHA Loan and How Does It Work?
FHA stands for the Federal Housing Administration, a government agency within HUD that insures mortgage loans made by approved lenders. You still get the loan through a bank, credit union, or mortgage company. The FHA backing is what lets lenders offer terms to buyers who may not have the strongest credit or the largest savings.
That insurance is not free, and it is the biggest difference from a conventional loan. In short, FHA trades a lower barrier to entry for ongoing mortgage insurance, and the right choice depends on your credit, your savings, and how long you plan to stay.

Credit Score and Down Payment: What You Need to Qualify
The two numbers that matter are your credit score, and how much you can put down:
- A credit score of 580 or higher: you can qualify for the 3.5% down payment option. On a $600,000 home that is about $21,000, far below the 20% many buyers think they need.
- A credit score from 500 to 579: you can still qualify, but the down payment rises to 10% of the purchase price. Scores below 500 generally do not qualify.
- Debt-to-income ratio: FHA commonly allows up to 43%, with room for higher in some cases, which helps buyers with student loans, car payments, or credit card balances.

The Real Cost of FHA Mortgage Insurance
FHA loans carry two forms of mortgage insurance because the government insures them:
- Upfront Mortgage Insurance Premium (MIP): 1.75% of the loan amount, which can be rolled into the mortgage, so you do not pay it out of pocket at closing.
- Annual MIP: paid monthly with your mortgage, it ranges from roughly 0.45% to 1.05% depending on your loan amount, term, and down payment. For most buyers at 3.5% down on a 30-year loan, it is about 0.55% of the loan balance per year.
The second rule matters even more: with less than 10% down, the annual mortgage insurance lasts the life of the loan; with 10% or more, it ends after 11 years. Many FHA buyers later refinance into a conventional loan once they have enough equity, removing the ongoing MIP.

FHA Loan Limits in Riverside County
FHA mortgage limits change each year, and they vary by county. For Riverside County, the single-family FHA limit for 2026 is $690,000, which puts homes priced at the top of many first-time budgets near the edge.

The FHA Appraisal Is Stricter Than a Conventional One
An FHA appraisal does two jobs: it confirms market value, and it checks that the home meets HUD health and safety standards before funding. That can mean requirements on peeling paint, handrails, roof condition, water systems, and other items a standard appraisal might not flag.

FHA, Conventional, or VA: Which Fits You?
FHA is not the only path, and it is not always the lowest-cost one.
- Conventional: as low as 3% down in some programs, but credit expectations are stricter, typically around 620 or higher, and debt allowances are tighter.
- VA: for eligible veterans, and active-duty service members, potentially zero down, no ongoing mortgage insurance, and flexible property rules.
- FHA: the sweet spot for buyers with a credit score in the 500s to low 600s, a limited down payment budget, or a bit more debt relative to income.
