Three numbers to get started.

Adjust costs & additional savings

Starting assumptions: 6% selling costs, 2% purchase costs, and $5,000 moving costs. These are illustrative placeholders—not quotes or required fees. Replace them with estimates for your transaction.

Estimates initially use 6% selling costs, 2% purchase costs and $5,000 for moving. Adjust above.

Your estimated starting point

Cash after selling—After selling costs and loan payoff
Available for the next purchase—After added savings, moving costs and reserves; before purchase closing costs

A useful starting point—not a mortgage approval.

The estimated loan is the purchase price minus the available down payment. A lender must review income, debts, credit, property and loan requirements. An indicated down payment does not guarantee qualification, and loan programs may require more cash.

This model applies all available purchase funds to the down payment after estimated closing costs. Sale proceeds may not be available until closing. It excludes potential home-sale taxes, repair concessions beyond your selling estimate, bridge financing, ongoing housing expenses and mortgage payments. A tax professional can help assess whether a home sale creates tax liability.

For a cash purchase, loan-related closing charges may not apply; adjust the closing-cost assumption. For financed purchases, use a property-specific Loan Estimate and escrow figures. All calculations are illustrative and prices are entered by you.
